The key to identifying potential issues is to know what to look for. Below are some common issues that can be addressed before resulting in an expensive fix.


Lack of Annual Maintenance

You should schedule an annual inspection of your roofing every year. If your area experiences severe storms, you should also plan on having a professional inspection sooner than later. Over time small roofing issues become larger and expensive roofing issues to repair.


Trees & Foliage

Overhanging tree limbs can rub on a roof, abrading the surface of the shingles and wearing away the protective top layer. Branches can also fall on the roof creating even more serious damage. Tree limbs should always be trimmed away from the roof and if a tree is close to your home and is not healthy it should be removed immediately.


Ventilation

Your roof is an important part of your home’s ventilation system. When ventilation isn’t working properly, it can lead to problems outside and inside your home. Poor ventilation causes moisture to accumulate in your attic and raises the internal temperature of your home. Over time, this can lead to damage to your sheathing, shingle deterioration, insulation problems, structural damage to rafters, and high energy costs.
